Dallas–Fort Worth Data Center Market and Power
Dallas–Fort Worth research should distinguish construction already underway from development that has not started. The observations below follow CBRE’s market coverage and keep planned, under-construction and historical leasing measures separate.
Construction and planned development
| Observation | Reported value | Reporting period |
|---|---|---|
| Capacity under construction | More than 765 MW | H1 2026 |
| Construction capacity preleased | 95% | H1 2026 |
| Greenfield development planned; construction not started | 3.7 GW | H1 2026 |
The preleased share applies to the construction population in the cited chapter. It is not the occupancy rate of the whole market. CBRE reports these figures in its H1 2026 Dallas–Ft. Worth chapter; planned development has not started construction.
Historical vacancy
| Observation | Reported value | Reporting period |
|---|---|---|
| Historical market vacancy (CBRE coverage) | 1.8% | Q1 2026 |
The Q1 2026 observation is historical. It does not establish vacancy for H1 2026 or the present day.
Procurement questions for a planned campus
SecondWatt procurement analysis. Ask whether the requirement belongs to a building under construction, a future phase or a development that has not started. Attach the requested equipment to that phase, its electrical interfaces and the buyer’s documented acceptance criteria.
A prelease is commercial evidence. Before using it to schedule an equipment delivery, obtain the project’s stated service and commissioning milestones and identify the conditions attached to them. Keep the utility service plan separate from the availability of a proposed equipment package.
For secondary-market sourcing, specify the model or lineup scope, required operating duty, configuration, condition documentation and inspection expectations. Identify which components are included and which remain to be supplied at the destination.
Do not infer surplus equipment from a construction delay or a campus announcement. An individual sourcing opportunity requires its own private verification.
Facility records require separate verification
For each facility, reconcile the address, operator, campus and phase before using a rating or status in procurement planning. Obtain evidence of the serving utility and the service arrangement for the specific address. Keep unverified capacity fields blank.
Continue to equipment research
Start with the equipment model dossiers. Identify the model, required configuration, condition and supporting documentation before submitting a sourcing request. A reference to a data center or operator does not establish that its equipment is for sale.
Use these figures within CBRE’s stated market coverage and reporting periods. Confirm electrical service and any capacity offer directly for the project being evaluated.
